Two Components of PMAY#
PMAY-Urban (PMAY-U)
For urban areas — provides Credit Linked Subsidy Scheme (CLSS) on home loans.
PMAY-Gramin (PMAY-G)
For rural areas — provides direct financial assistance to construct pucca houses.

General Eligibility
- First-time homebuyer: No member of the family should own a pucca house anywhere in India
- No previous PMAY benefit: Family should not have availed any central government housing scheme
- Female ownership: For EWS/LIG, property must be in the name of female member or jointly owned
- Aadhaar mandatory: All adult family members must have Aadhaar

The subsidy is calculated as Net Present Value (NPV) of the interest subsidy over 20 years and credited upfront to the loan account, reducing the outstanding principal.

How to Apply for PMAY#
Through Bank/Housing Finance Company
- Apply for home loan at any PMAY-empanelled bank or HFC
- Inform the bank that you want CLSS subsidy under PMAY
- Bank verifies eligibility and submits claim to NHB/HUDCO
- Subsidy credited to loan account within 3–4 months
- EMI reduces automatically after subsidy credit

- MGNREGA wages: 90–95 days of unskilled labour wages

1. What is the income limit for PMAY?
PMAY covers four income "categories": EWS (up to ₹3 lakh/year), LIG (₹3–6 lakh), MIG-I (₹6–12 lakh), and MIG-II (₹12–18 lakh). Annual household income is considered.
2. Can I apply for PMAY if I already own a plot?
Yes. Owning a plot does not disqualify you. The condition is that you should not own a pucca (permanent) house anywhere in India. You can apply for PMAY to construct a house on your plot.
3. How long does it take to receive the PMAY subsidy?
After loan disbursement and bank submission of claim, the subsidy is typically credited to the loan account within 3–4 months. The EMI reduces automatically after subsidy credit.
4. Can I get PMAY subsidy on a resale property?
Yes. PMAY subsidy is available for purchase of new or resale properties, construction of new house, and extension/improvement of existing house (for EWS/LIG only).
5. Is PMAY available for NRIs?
NRIs are not eligible for PMAY as it is specifically for Indian residents. The scheme requires the applicant to be a resident Indian without a pucca house.
6. What is the carpet area limit under PMAY?
"EWS": up to 30 sq m. "LIG": up to 60 sq m. MIG-"I": up to 160 sq m. MIG-"II": up to 200 sq m. Properties larger than these limits are not eligible for PMAY subsidy.
7. Can both husband and wife claim PMAY subsidy separately?
No. PMAY subsidy is per family (husband, wife, and unmarried children). Only one subsidy per family is allowed, regardless of whether both spouses are co-borrowers.

If you sell the house within 5 years of possession, you may be required to repay the subsidy amount. The scheme has conditions to prevent misuse.
9. Is PMAY available for home renovation?
For EWS and LIG categories, PMAY subsidy is available for enhancement/extension of existing kutcha or semi-pucca houses. MIG categories can only avail subsidy for new purchase or construction.
